You asked if HM lenders can be trusted, some yes, some no, but it really depends on the terms, they can be trusted to follow the terms of what you agree to, I don't get the impression you will be able to out wit a sly lender.

We are creating our buyers list as well.Now with the motivated sellers, I have seen so many different areas to find them such as Lis Pendens, probate, inheritance, absentee, vacant, etc, etc.

Its been listed as Lis Pendins 3 times before including now.Yea i would love to try a short sale ,getting the truth about his intentions is a real problem.And yes i am getting my ducks in a row...the uncertainties and his intentions are a problem like i said.He could be an expert at this type of ...well,  fraud for lack of a better term.
