yes 100% financing is likely not going to happen. i say likely because I'm sure there is someone out there somewhere who would willing to take this on, but certainly not going to be an easy find. ground-up construction is more challenging as well, as you will need to evidence your experience w/ previous ground-up construction deals where you are on title. this is how lenders feel warm and fuzzy about lending you so far above and beyond the existing land value before anything is built on it.

I’m also basing my opinion based a lot on the anecdotal evidence in talking to commercial and residential bankers, our investment partners who own companies that span across many verticals.And all of that is pointing to “no soft landing”.

Crazy but true.Here’s a CSLB chart, if you go the individual and homeowner verification route, you’re gonna need a lot of supporting evidence of competence and testimony from who you worked for etc.  

Looking for way to document 'evidence' since they are insisting they don't smoke in the unit. 

If the landlord had evidence that the property manager hadn't checked on the home for two months, then maybe they would have a case.
