If you "LOVE" doing real estate and having dirty finger nails and "HATE" sitting at a desk, maybe it's worth it to you to accept a lower compensation to be a flipper full time.

You don't normally have as many disputes to referee with SFR's - no shared walls to hear each other through, no common areas to argue over, no pointing fingers when the exterior looks like a dump.  

I used to charge $15, but got too many applications from losers who were just crossing their fingers and hoping I didn't discover their checkered pasts.
