If you want to wholesale, we used to not allow it at all but I believe that has changed - you still have to get special permission from the state broker for that.

Interesting, I'd see it as a huge risk and wouldn't see how it would help to get financing on it since the lot as described is a parcel of land included with the purchase of the house infront of it without any permission ot build on; if its zoned residential then how can it be used separately for residence without variance?

It is always nice to have a relative or friend you can trust to drop by your properties and maybe even give them permission to do inspections inside no less than one time per year because management companies don't have the ability to check properties as much as necessary.

Sometimes auction companies have GHOST BIDDING meaning the seller has instructed them that even though starting bid is 1,000,000 they give auction company permission to bid like a real buyer until their desired minimum is reached.Basically the process is all stacked in the sellers favor.
