BTW the first floor ceiling is 1924 lath & plaster. the floor above is original hardwoods. hence the preference for blown insulation.

We are going to be redoing the entire electrical, plumbing, and heating systems, so we aren't afraid to move some walls.The hardwood in the living room and bedrooms looks good (isn't cupping or bowing) but I am not sure if I should spend the time sanding and sealing or if another solution is recommended.

She never updated, original 50s kitchens, bathrooms and even floors ( hardwoods) seriously not one red cent to update in 17 years, even with all that she did just fine.

I had an appraisal done on the house a month ago and the appraiser thought it was actual hardwood (I can definitely tell the difference but it still looks pretty close.)
