The drilling and testing drive the cost of the Phase 2.The property I am looking at, a 65K sq ft light industrial zoned site with retail frontage and residential all around it, has a history of automotive usage (e.g. repair, storage) but so far no known underground storage tanks (big warning flag) or body work / painting (another warning flag) or industrial manufacturing.

And since Aaron is here in a very publicForum I suspect given his exposure to any type of deal that would be construed as inappropriate  he has protected himself from that kind of claims.Then the reality is if you get someone who maybe thought you did wrong you just rescind the deal and move on.

It is unlikely you would need to re-run wires throughout the property, but you would need to separate electrical usage from Tenant A and Tenant B.
