While I was there checking the ceiling issues they mentioned that there was a damaged section of the hardwood floor in one room. 

I am putting the icing on the cake over the winter months with hardwoods, paint, bathroom updates ect.

Does anyone have recommendations on replacement material (carpet vs. hardwood) and know how improvement estimates should impact a potential offer vs. the listed price?  

But hardwood floors or a nice deck is a +. 

It gives the upgrade appearance and some patterns look like marble or granite.Vinyl planks are nice but in a  building common area in NYC its the "wish i had real hardwood" look.  

If it's a C location I would use LVP and if it's A/B location I would say hardwoods.

I thought this would be good enough since I found little evidence of any mice or rats.Now while I was in there I noted the brand new carpet had nasty stains everywhere and the hardwood floors looked like they had not been cleaned in a long time with stains on them.

With so many flooring options available (hardwood, laminate flooring, ceramic tile, ceramic tile that looks like wood, vinyl plant flooring,.....and the list goes on and on and on...I'm all ears....like I said which came first the chicken or the egg.

They offer different hinge hardware for plywood cabinet bases and hardwood.
