The 2 acre frontage would need to be developed into some other usage such as small office, retail, laundry mat, construction business office location (my buddy knows some people). (2.)

This is something your realtor will never tell you, because they can't rat on their own.  

This is after I toured the upstairs property and was met with multiple places where the roof is leaking and has damaged the interior ceiling, black mold Is present on the walls and you were kind enough to leave an industrial size bottle of rat killer sitting on the kitchen sink?

Hence, pain in people's butt if they get stolen because now you have trash piling up, and rats come in, etc etc. 

My brain: "Why would you want me to do mat- , add 7 and 8, gives you 5, carry the one add 4 and 2 and 1."

I came to the conclusion that property investing could become my way out of the Rat Race.

Most young people make the mistake of getting in the "rat race early" after going to college, buying a brand new car, then trying to move into a fancy house, big fancy weddings, buying expensive furniture and financing everything under sun on credit then they work for someone or some company till their kids graduate college and never save a dime till the day they die.

In some areas cut trees can become a home for mice/rats/raccoons/etc...
