Small loosening of restrictions has allowed us to get back on the mats to some degree.

And the tenant during winter: "I can't sleep at night because every time I turn on the heater, rat urine smell comes out of the vents."

This is something your realtor will never tell you, because they can't rat on their own.  

I used to love everything about rentals and houses and remodeling and thought this would be my casual way out of the rat race.

I like walking in the woods or at the beach but the WA weather doesn't always make that enjoyable so some dumbbells, exercise mat, treadmill and rowing machine are great for winter.

Hence, pain in people's butt if they get stolen because now you have trash piling up, and rats come in, etc etc.

This is after I toured the upstairs property and was met with multiple places where the roof is leaking and has damaged the interior ceiling, black mold Is present on the walls and you were kind enough to leave an industrial size bottle of rat killer sitting on the kitchen sink?  

I am happy there is one more person that doesn't have to be in the rat race.
