All clothes need to be washed and dried on hot & bagged up, furniture checked, clutter eliminated etc... the thought of trying to get 12 different families who have enough trouble understanding me as it is to coordinate all this gives me a migraine. 

I have read some on the forums about de minimis and a $500 threshold per item/invoice but am still uncertain of the proper tax treatment.These would be tools such as a small compressor, wall texture sprayer, hammer, pry bar, chalk line, broom, safety glasses, multi tool, trash bags etc etc.  

However the tenants will also have to take every piece of cloth they own....clothes, blankets etc. and wash them, run them through a dryer a few times on the highest heat and then put them into sealed plastic bags for storage.

Blown in is cheaper for materials and with a purchase of 20 bags the rental of the blower machine is free.

Just waiting to receive a call bag from a non profit organization that deals with this kind of issue.

It is not unusual that tenants will severely damage rental property they are about to be evicted from because, well, they have nothing to lose by doing so.As suggested, bring locks and lots of garbage bags. 

Brew your own coffee, brown bag your lunch and drive a beater.The ROTH is an amazing tool I will use to pass wealth down to my grandkids.  

I'd give them 60 days notice and help them with some of the logistics, like boxes, tape, 3 mil garbage bags, and a free dump run.

This is a business, every profession has jerks, scum bags, crooks and of course, really good, honest people.Good luckJC
