I'd like to get a 2-3 flat near where I live (Oak Park IL)I have cash can wait till winter & looking at maybe REO foreclosure, Fixer, util off. 

I used a 7 mm oak flooring from Lumber Liquidators earlier this year. 

Its on the border of Oak Park and Cicero.

I am looking in the Sulfur and moss bluff areas currently.

Direct flights are out of OAK or SFO little over 3 hrs and can be had under 300/ RT easily.

@Shanae Williams - Taking pictures of abandoned homes works well in areas like Berkley, Royal Oak, Warren, etc.. but you could be doing a lot of research and leg work for small amount of leads.

I've seen some interesting deals around Pine Bluff - store front on the bottom with a couple of units on the second story - but I didn't buy because, well, it's Pine Bluff and I don't know the industry there.  

But certainly call that bluff first, or negotiate a smaller amount before he has to get his atty involved.

I notice they buy in the Oak Cliff area which is a low-income area, and I was told by one of the guys they sold to the Hispanics, and I never ask how their business model work.
