@Kellie Ellsworth I guess it's really a personal judgement...I have a feeling by posting it, you really don't want to buy a different shovel.

I have a guy under contract who has tons of liens and judgements against his property.

The day after the judgement we moved to LTR and then sold it because the condo board president was insane.

I hear your concern about the local inventory so keep that on the back burner and don't let it cloud your judgement. :)Personally this seems like a great idea to me as long as it can make you money, expand your business and keep you living and working in an awesome area!

We've never seen a property before purchasing because we can trust their judgement.   

If it is between unit noise you are going to need to make judgement calls about when it is reasonable to get involved because it is a lease violation.
