I know you can use techniques like paper towels under an iron on light heat to warm and absorb the wax from carpet (or you can pay the professionals to do this for you and bill the tenant).

There are 2 full baths and one half bath in a split basement...the 2 full baths have good quality vintage tile that would be cool to keep and cast iron tubs that I love and definitely want to keep they do need to be reglazed(I'd just buy something similar if I was going to replace them anyway).

Only thing that will is a cast iron or heavy steel with porcelain finish.As to the window the best is raising a small one clear to the ceiling. with NO ledge of any kind for bottle setting.
