Each municipality will have its own procedures and deadlines. 

If you don't pay everything that you owe by the deadline, your landlord can apply to the Landlord and Tenant Board to evict you.

Whatever the repair, copy the invoice, write a Business letter detailing the charge (adding the charge to their ledger); the section of the Rental Agreement that references tenant damage/repairs; provide a deadline for them to reimburse you for the expense.

Now that you are at this point, simply send a notice to cure or quit and hopefully they exceed the deadline and you can remove them.

Just follow the law so you aren't penalized (some places say 3x deposit must be returned if not within the deadline for returning it).

With careful attention to deadlines and doing everything exactly when you are able, you can get a default eviction order in 30 days, and turn-out fairly quickly after that. 

I also added my own terms into our contract, deadlines, penalties, exit strategy, etc. good luck

They waived my $149 fee and I was even given a $200 credit from Airbnb for completing the fixes before their deadline.
