Nobody wants to be friends with a respirator first.The stuff that really gets to me are shill plays that I objectively know are false.

It's extremely unfortunate that "gurus" take advantage of people by selling false hopes.

I certainly don't want to represent anything false.

Thee can be in the form of security deposit, insurance deposit, due diligence fees, etc.Don't buy into the false promises.

If the same owner is owner or record or last seller of more than 3 of my comps I won't buy the house without mitigating the concern with a substancial concession... its frigging too easy to munipulate value falsely when the same person is sell in.

And I wasn't giving false hope to the seller agent or lender.

The complaint was false advertising for "cash offers".

@MichaelQuarles thanks for the input .. but the 3 letters I got through all mention buying the house, which is specifically what i'm not trying to do .. and I don't want to start a lead off with false promise.  

There is this common false idea that wholesaling is easy and it leads to big gains really quick and this falsehood is enhanced by people who put on these seminars or start these collective real estate groups catered to new investors.

I guess I'm operating under the false assumption that sellers are somewhat reasonable and have a desire to maximize their net.
