Hi All, What @Michael Plaks is really pointing out here is that some cost segregation companies do not ask enough questions before sending out their estimates and give the investor false hope.

Someone mentioned that cigarette buds/filters are biodegradable which is false.  

It’s false money till you earn back the cost of selling and it keeps your property at a higher risk point. your point that it may be a good deal is valid but you are making it sound a little easier than it is.

When new investors or bad investors continue to overpay in a certain area it creates false inflation of the values there.

Im using simple math and date to come to conclusions that EXP agents are saying that data and math is false.
