If the same owner is owner or record or last seller of more than 3 of my comps I won't buy the house without mitigating the concern with a substancial concession... its frigging too easy to munipulate value falsely when the same person is sell in.

@MichaelQuarles thanks for the input .. but the 3 letters I got through all mention buying the house, which is specifically what i'm not trying to do .. and I don't want to start a lead off with false promise.

There is this common false idea that wholesaling is easy and it leads to big gains really quick and this falsehood is enhanced by people who put on these seminars or start these collective real estate groups catered to new investors.
