@MichaelQuarles thanks for the input .. but the 3 letters I got through all mention buying the house, which is specifically what i'm not trying to do .. and I don't want to start a lead off with false promise.  

There is this common false idea that wholesaling is easy and it leads to big gains really quick and this falsehood is enhanced by people who put on these seminars or start these collective real estate groups catered to new investors.

I guess I'm operating under the false assumption that sellers are somewhat reasonable and have a desire to maximize their net.

False promises and shady practices, I will be contacting the BBB to report.

There is also an army of dirt-bag's selling false dreams pretending to be that but are anything but. 

The signature are unnatural and uniform showing obvious implications of forgery and false representation of actual owners of the property.

This is why when buying a business for instance you rely on audited financial statements because someone typically goes to jail or looses a license for knowingly providing false information.
