If you have a really demanding need and need a top notch photographer you will have to pay a lot more.That being said most people with websites that are small potatoes don't need all rights, just usage rights and not the copyright.

If you talk to the tenant, they might stop letting the boyfriend do laundry and instead do 5 loads of laundry a day and take 3 showers a day to abuse it.Did your electric usage go up to match the increased water use?

@Richard Villandry,So far all my units are metered separately so tenants pay their own bills and I hope I never have a unit where I pay the utilities.I wouldn't let it stop me from getting a good deal but I would want to make sure I could do some sort of separate metering or at least monitor usage so I can bill the tenant for it.

@Natalie Coleman , If the rental space was physically part of the living area of your home, such as a spare room used rental room, the rental usage doesn’t affect your gain/loss calculations and will qualify for the full exclusion given the you meet all other requirements, and looks like you do.

Insurance did require there being some electrical updating but it did not require us to remove all K&TWhile you do not necessarily need to remove Knob-n-Tube - some insurance companies will not underwrite it, others will require you have it inspected and certified by an electrician, and, it is in good repair and has not had circuits inappropriately extended and overloaded/overfused, will underwrite it (sometimes at a premium).
