Almost anything that has a guaranteed rate of return makes me want to scream and run the other direction, but this seems different.

Either return for a visit or have seriously trustable boots on the ground. 

Ask one of my clients about how much time he spent during his vacation in Mexico trying to resolve an HVAC issue (in a 4-year-old property) and how having a tenant screaming at him on the phone ruined his day.

They got a screaming deal on the property for having to deal with the headache and since it was comped without the ADU and it really paid off for them.

Nothing screams out of the ordinary here.

You can always make the lease month to month only terms, charge the highest security deposit you can and limit the amount of visitors on a per year basis. 

Engaging with the Poconos Visitor Bureau event at the Kalahari Resorts Conventions Center on Tuesday night was fantastic.

I’m currently averaging about $215/door/month but in April I bought an 8 unit that I got a screaming deal on that I’m cash flowing $500/door/month.
