I plan for a minimum of $2k for code inspection work- sidewalks, window locks, trip hazards, maintenance issues (basement wall sealing, exterior brick work, painting exterior trim on windows, screens, and then all of the expected- plumbing, HVAC cert, chimney cert, electrical, and on and on.)

Also the bugs will leave during the treatment but then return so you have to make sure to completely seal every possible escape route off including wall outlets, cracks, doors windows etc. so they can’t escape and are actually killed by the ozone.

Best use a commercial drier, available at tool rental stores, then seal it.Sounds like a lot of time and $, but the liability is major.When installing new cellulose make sure it has mold inhibitor in it.

Bottom line, this is why a broker should be interested in $200k or $300k property - he might say to himself that cash buyers looking for properties to rehab and flip are going to make purely financial decisions - if it makes sense to buy, they buy, no ***** footing around, no long escrow, deal signed and sealed, and they'll keep doing it as long as they have a supply.
