I live in Los Angeles and a couple of years ago I bought a tiny homestead cabin on 5 acres about 2 hours away in the hi-desert of California near Joshua Tree National Park.

@Thad Morton Take this tiny nugget of information for what it's worth: make sure your PM system is cloud-based (SaaS) with the ability for the owner to have access to a portal.  

I wasn't previously scared of roofs but several months ago went to a REIA event in Atlanta where a very well established flipper opened up her latest rehab, a small bungalow, and when she said the roof on that tiny place cost $8k I was floored.

Its a tiny 800sft house that needs to renov, kitchen, floors, paint. etc.

If the popcorn is not adhering well (coming off in patches as opposed to tiny bits falling) you may have to address it.

@Shiloh Lundahl, can't say for sure.  10.8% is before fees supposedly, but if you're in a low-cost index fund like Vanguard then the fees should be only a tiny fraction of a percent.
