And in some states possibility a judgement against them for a deficiency. 

So if you have someone whose judgement you very much value, you can bring them along and pay them what you guys agree on for the hour or two it takes.

Maybe ask if they've had a broker opinion of value done on their property as they may be anchoring their judgement against this number which may or may not be valid if they had it done six months ago before treasuries rose

One of my issues is the ability to report the debtor to the three credit bureaus without a judgement.  

If it's a decent buy-and-hold opportunity (8-12% cash-on-cash), I'll run both a flip and a buy-and-hold analysis and just make a judgement call. 

😂The main problem with any kind of regulation is that enforcers either aren't given the power of judgement and common sense, or the enforcers want to take the easy/lazy way out and abrogate their responsibility when they are permitted to make judgement calls. 

For example, if you get a personal judgement against you then charging order protection does keep them from getting your LLC properties, but they can attach any payments from the LLC to you. 

I stayed on the process closely and the Court signed the Writ of Possession and Money Judgement May 15 and sent to the Sheriff's office, which is on holding pattern awaiting for County attorney's research.   

Pursuing judgement is my last choice on people in their early 20’s, hey if you push the limit, I will.
