I have the architectural site drawings, and they have good references for where the border is, but in theory, the neighbor could dispute any painted boundary...which would probably cause me to need a site survey.

There is some pre-work that needs to be done prior to lending money like vetting the borrower and their team, contacting an attorney for drafting of loan documents, and collecting of documentation or loan requirements (ie. hazard insurance, survey, etc) You are responsible for getting the funds to the closing table on time, sometimes not as easy at it would seem.

Fees: I was told 4 points and a $999 fee to cover the survey, termite inspection and appraisal.Now what actually happened at closing: the $999 fee was NOT for the above mentioned items.

I would need to submit paperwork to have it corrected which requires 4 to 60 days by FEMA, but I would need a survey and elevation certificate.
