Lots of traffic and pollution.

Whole foods  Safeway and our local high end store Zupans all within 3 miles of me and since I am going in the Tesla I am not polluting either LOLmiddle road is those clubs that send you meals .. that you simply cook I tried that.. but I don't like others picking out my veggies etc.. or touching them .. and they wrap everything so it takes a bunch of time to unwrap one radish that is in plastic waste of energy and not very environmentally friendly.. 

The local governments seem to be pretty averse to anything manufacturing or "polluting".  

The oil is pollution and seeps into the soil, possibly the groundwater. 

Or, is someone just tired of the signs, which are illegal in some communities, may be illegal without first paying for a permit, or simply considered a nuisance by someone living or working in the area and you are polluting their neighborhood in their mind?

Pollution dropped, outside litter reduces, plastic bag reduction etc.

If you buy a polluted property, it's highly likely that the cost of cleanup is yours.I've represented a few gas stations in Massachusetts, so from experience I can tell you that you'll need a current environmental survey. 

On the other hand, we have awful traffic, crime, and pollution, and there are panhandlers on nearly every corner.

Worse, they pollute otherwise reasonable deals by re-listing other, more legit, wholesale deals as their own in a daisy chain-like process.
