There are usually some good, local investors that monitor those forums.

Once you send the wire, that is where the passive part begins and your only role is to read reports, monitor distributions and connect periodically with the sponsor.  

That being said, you should be executing your business plan, holding sufficient reserves, and monitoring market rates.  

Putting systems in place to monitor Out of State Investments is also required on top of the quarterly visits.

The catch is that this is happening at night, so we can't just drive by and monitor it during the day (they are out walking the city during the day).

You must have WIFI, and I would have cameras onsite to monitor the home.  

If you don’t monitor what they are doing your investment can get out of control.

For us that meant drywall and A/C in the garage and turning it into a legit arcade room, and going big on two very nice theme rooms with custom beds, play area, paint job, etc.As far as "turnkey" goes I think you'll find plenty of homes that are "turnkey" in the traditional sense (IE they have nice furniture, are nicely decorated, etc), but it is extremely unlikely that you'll find "turnkey" in terms of a standout home with big theme rooms and whatnot already done.In my year+ of monitoring the Champions Gate market (I still look at it every day even though we've already bought ours) I've never seen one of those homes go up for sale.

I only have one property I need it for so I feel like if I'm paying monthly for software, it only makes sense if I'm monitoring a few properties, not just one. 

I would recommend joining some of the travel housing FB groups to monitor activity and gauge interest.
