Of course, compared to San Mateo, (or almost anywhere else in the Bay Area), I imagine it looks pretty good.If you're interested in Folsom, I would recommend looking in Orangevale, Fair Oaks and Gold River as well, (all are Sacramento county and are very close to Folsom).

Angel Oak out of Atlanta has a Hard Money to mortgage program, but I'd shop it against using other lenders, I know I blow their rates and fees out of the water on the hard money piece.

James Vermillion I have had other investors tell me they employ the LLC per property method in states where the LLC set up is pennies on the dollar, and will name the LLC the property address i.e. 123 Oak St LLC.
