I don't live in that area, but I frequently attend the State Fair of Texas and other events in the area...including the annual Texas/OU football game at the Cotton Bowl Stadium.Dallas voters recently passed a new bond to invest additional moneys into the Fair Park to continue to have it serve as an attraction for in-town and out of town visitors.  

Then the government stepped in due to the screams from homeowners who could no longer afford their home if they would have to pay the real cost of their flood insurance.

Most investors are screaming for a value add deal and when presented with such (owner retiring), as in this case, they find a reason not to do it: it's far away, the rents are too low (once again, this is value ADD!)

If your occupancy rate is not too high at the moment and you believe you can attract more visitors than sticking with an STR model and attempting to improve your marketing would be a good strategy to try.

One does not need to find a screaming deal. 

I also agree with those restrictions with gate codes and other pilot neighbors might not like non-aviation visitors to come in, etc.
