I find this vehicle much better to work with than my (prior) Ford F-150 since the van is equipped with full bins package and ladder racks (currently off), making it a lot easier to carry supplies for routine and ongoing property maintenance.

Be aware that in Texas a city inspection will usually take place upon change of ownership and a list of new demands and requirements can be part of your routine during the first year, especially on older buildings…. beware of Arlington in TX – they do this on purpose.

I may be spoiled in my market in Macon, Georgia, but using OPM and Calculating COC based on my down payment and CF after PITI/Vac/Rep, routinely getting numbers above 50% is expected.
