My property is actually about 18 minutes away from the beach which is a little further away but also picks up many of the visitors to the Tampa Bay area that comfort air shows, etc.

Generally speaking we have to get such a screaming deal that we are purchasing the property well below the cash out loan MAXIMUM so that when we go to refinance at 75% LTV or 80% LTV that there's enough room to pull cash out.

Has to be a screaming deal for a 3 year hold but it's still possible.  

Unless it comes as part of a larger package that's a screaming deal, I would try to keep things simple for your first rental.
