Demo, add rooms/bathrooms).

An excavator with a muncher attachment and a 30 yard dumpster could demolish this in an hour. 400 for dumpster rental, 850-2000 for the excavator, plus any demo permits.

The reason for this is so to provide direct access to a third bedroom (effectively going from 2 bedroom currently to 3 bedroom) and making room for a tub (desperately needed)And a few more just because...Demo starts tomorrow!  

How much did you budget for demo and cleanout, and did you stay within your budget? 

We are currently demo property and we are acting as Owner Builder.My question is what kind of insurance is needed in order to protect from vandalism and theft during the construction process and also liability?

Looking to do my first demo / new build onsite.

It won't affect the profitability of the project, but it's going to hit us time wise.Did you have to do any demo, or were the lots fundamentally clear? 

Just bought a house that had major termite damage but there was no way for us to see it until we had it demoed.

If your considering total demos and new builds, ask about any grandfather advantages that there might be and take advantage of them if they exist. oftentimes if the foundation and drainage are bad with beat to death houses,  a complete do-over from the ground up makes sense. 

Unfortunately you get what you pay for, so I try to only use them for demo.
