I have an emergency fund built up that i do not want to touch because I am very conservative (my outlaw nickname is like calling a big guy tiny) and like a safety cushion.  

I think it would be better for both sides to get a tiny bit of profits.  

Those fees reduce the profit potential for a small deal like this even if you hit the 70% number.OTOH, it may be hard to find a HML who will do a tiny loan like this.

My advice is that you start writing down every tiny little thing you spend money on so that you can understand where your money is going, then really eliminate the things that are merely wants so that you can save.
