A vacant home (for an unspecified amount of time) in a smaller community in WV (most likely a dying community) that one cannot access due to the entrance road/bridge being blocked by a creek (suing a neighbor an easement!!)....

WSHFC is a non-profit dedicated to helping every Washingtonian own their own home, and this program allows us to take out a loan with 3%-5% down, then get up to 4% down payment assistance so the cash required to close is super-minimal (as little as $6,000 in some cases, depends on the purchase price of the property though).Pretty much everyone on BP has heard of Househacking by now, but to recap, you'd be finding a house with separate entrances or a tall basement that can be rented out "by the bedroom" or even "by the unit" if you wnat to maintain your privacy.

Do your layout and talk with those trades.Example:Lets assume you do just one road with two entrances, one at each end.  20 acres if a rectangle is 1,320 feet long. 

Property is constructed whereby units may be separated with independent entrances or combined as one large unit of 3500 square feet with 5 bedrooms and 4.5 baths."

I did not want to share spaces so I found a home with a separate entrance to the basement so that the top band bottom units are completely separated and can function like a duplex. 

The upstairs and downstairs of the house are completely separate with separate entrances.

I finally settled on a design that basically allowed us to live on the first floor, have one apartment on the second floor (separate entrance), and a second apartment over a detached three car garage.

Here's a rough outline of the plan:* buy a house. either something with a big enough plot of land to build an ADU or anything with a separate entrance and bathroom* live there until international travel gets back to normal (currently renting in SLU) * move all our stuff in the ADU, rent the main home, take offThis will give us a place to come back to whenever we feel like it.

The WSHFC program works really well when you can combine it with “house hacking” – finding a house with separate entrances or a tall basement that can be rented out while maintaining your privacy.
