after spending days browsing the circuit for hard lenders, due to covid they are requiring 35-40% of the loan after closing and escrow for first time investors/flippers/ b&h.

My advice would be to browse videos (or continue to study) how to manage 3 properties.

I was browsing Zillow lastnight and found some 3 bedroom condo units within Celebration for under $400k, which has the added benefit of having a bus directly to Disney at no additional cost to the renter, but the downside of a $500 p/m HOA fee.Don't know anything about financing a STR... since i would technically be calling it a vacation home and living there 2 weeks a year - can I still use the rental income to help qualify for the loan?

I browse zillow, redfin, realtor.com, etc. to see how many listings and how big a market is. 

I have the ability to work remote, so my plan was to pick up a property on a beach (been browsing Florida lately).
