The reason I would like property with this single, is I would like to be able to build a granny flat and or a "tiny house" on the property and use for Air BnB or rent it as a monthly rental, to then turn this BRRRR into a House Hack BRRRR.My strategies are not set in stone, and which one comes first is all up to the deals that I find.

You are essentially doing their job and only getting a tiny trans fee.If you want to do commercial then do not waste time at a mom and pop brokerage where they occasionally sell a mom and pop property or piece of land for re-zoning.

I'd prefer to deal with that plumbing leak when it's a tiny drip, rather than when the pipe explodes, or the leak is so bad I end up with a $600 water bill.
