As far as I can see he is getting everything he wants and I'm not getting anything I want. 1k earnest money and he is semi locking me into this contract.

There is a SPECTACULAR, massive Gothic style church for sale at an amazing discount and:* I can probably get it for $100,000 (cash);* It's in the city (semi inner-city) in Harrisburg PA with no parking except on-street;* I need about $600/month profit to be happy with my investment;* It's 16,000 square ft.

I will still have some leverage however I would like to get my cashflow up before I do semi-retire. 

I also have a DC brownstone, that I bought in 2009 semi-regut at the time cost me $535k, rehabbed over $500k, today its worth $1.7MM (3 years ago it  was worth $2.6MM....whew!...

Some people just want the semi-guaranteed return and no upside...more like bond investing, but hopefully with better returns.Closing cost estimates should be be in your PPM I would expect.

We are in a semi-rural area. 

I would not use the semi gloss that is already on there, but maybe a satin in white.I would really go through that area.

Moreover, my goal was to be semi-retired, which is where I'm at.
