They only reason they would need your TIN is if they are applying for some state credit that requires "documented proof" that they have indeed paid the rent with business funds, but that would be a state specific form and not a W9.

I had a local property manager send an unlicensed, uninsured vendor in to one of my rental houses to perform some work.  15k worth of damages later,  I was left with essentially no legal recourse other than suing the vendor who was a tiny one woman shop with no ability to pay for the repairs.

After a few months of this you are at 154k to 156k when if you would have reduced more earlier and been a deal you would have already closed for more money.That is why you do not chase a market down with tiny drops as it does nothing.

However, it has a tiny single car garage, I have a two car garage, and a breezeway which is about 200 sq ft (not sure if this adds sq ft, but I have been thinking about combing this room and my kitchen to increase the sq footage).
