And quite frankly as someone with children and hopefully grand children and causes I want to support with a legacy after I'm gone -  these are strategies I encourage in my own behavior and other as opposed to a philosophy of "who dies with the most toys wins".

We are very careful to prohibit behaviors not people.We can prohibit the act of smoking on the property, or at least inside.We don't prohibit people who identify as smokers from renting with us - we just tell them they can't smoke on the premises (however we define that) and then outline what the consequences of violating that policy will be.

I would think over the longer-term things will return back to normal, as I don't see this changing the behaviors of vacationers in the long-term.

Is it unethical for a buyer to do something that might encourage the sellers agent to break the rules, i.e. was my friend complicit in the bad behavior of that sellers agent who threw away the other offers?

That said only offering list price seems extreme.It's hard to completely condemn the Realtors behavior without a little bit more info on the market, list price etc.on the surface though Realtor doesn't seem like they are doing well by their client.

They didn't hire him for any term....But based on his behavior, I could smell him a mile away so it was ME the seller that didn't want this older person to have to deal with a mosquito trying something in 6 months after the sale.

And people are swarming like locusts to bid up the prices of anything that sounds like a wholesale deal.It just feels like behavior and terms that to me signal we are getting close to the top of the market.Nah.....I will pass and work with someone who isnt trying to create some sort of shark feeding frenzy for at best marginal deals.
