If not for that type of purpose then in my opinion this type of policy should only be considered if you have already done ALL of the following:- maxed out your employer 401k match and are funding at the annual limit of $18,500+- maxed out your IRA- maxed out your HSA- paid off all of your debt, including the mortgage on your primary residence- are in the top marginal tax bracket and don’t want to simply own more insured, tax-exempt bonds, which would be much easier and more liquid- have extra cash every year that you want to accumulate in a semi-liquid vehicle, and are OK with the fact that you will pay someone to hold your cash and then have to pay them interest if you want to use it for something- value the fact that this may be off limits to creditors / lawsuits (in some states, you should check yours) - value the ability to leave a legacy even if it is less than what you could have left without the policyIf you can’t check all of those boxes then there are much better alternatives for you.

SFR #1 - semi-house-hacking: kept our old house as a rental when we moved into a larger oneSFR #3 - hard-money: broker arranged both the hard money for purchase and the refi into long term financing (2 months after purchase)SFR #4 - Cash:  scraped together from savings, 401K loan, and cash-out refi on first rental house; then used Delayed Financing Exception (DFE) on Cash-out Refi to get all my purchase cash back in 4 monthsSFR #5 - Cash: used cash from refi on #4 above to purchase the next one, then did another DFE and got that cash back in about monthsSFR #6 - Cash: used funds borrowed from family members to purchase, then did another DFE in less than 3 monthsSFR #7 - Private money: turnkey provider had several sources of private funds for purchase/rehab money at 75% LTV based on ARV.

It wasn't anything radical and unlike the changes to other areas like the public sector union laws, did not cause a massive protest in Madison, etcWell, that was great but one thing I learned that day, or half day as I had to leave early due to semi-emergency at jobsite but still got the massive binder of awesome info too, I learned that apparently in Milwaukee Cty (where ALL of these incredibly cheaply priced but getting decent rent places are that you coasties are foaming at the mouth about!)

Some reasons I haven't done it yet: 1) my existing process works great for my purpose and cash is flowing in. 2) When I semi-retire in a few years, I'd like to have the flexibility to either hand over the property management function to another company or relocate to anywhere in the world without having tp worry about paying web hosting fees.
