These loans are strictly investor loans to entities, etc so I am never in harms way with CFPB, etc. 

I see that doing more harm than good personally.As far as marketing I would maybe try to find some agents that specialize in leasing to help you with acquiring quality tenants as well as marketing on craigslist too on top of what you are already doing.Hope that helps!

The tenants were menaced and physical harm was threatened to the point where I am considering installing a camera and security system.  

It will do more harm than good.

I've never been a huge fan of credit scores just because certain life events can really harm them despite a person being otherwise a great tenant.

So if they find a buyer before you, no harm no foul, except for the time you've spent.On a straight option contract as well as a flex option contract, most seasoned investors will use a clause that will allow them to backout of the contract in the event they are unable to wholesale.

However, bad tenants can not only keep you up at night, but can cause harm to your health and well being.

(No one harmed and all parties made whole so I can laugh) But still that's not happening everyday.

If you have a strong margin of safety then you will continue to make your debt service and the temporary fluctuation in cap rates won't harm you.  

There are no kids living in that building yet, and I am guessing  she though no harm then.
