In general everyone is saturated online now…imagine how many spam emails, hovering ads, etc. you see when you are online or checking your mail.What works now is inbound marketing…you need to put out the best content on the web and rank highly for your field and chosen keywords.

Some realtors seem to get shy when investors say they are shopping for an agent; I prefer to make it clear I won’t steal business from another agent, but I will work with them if they choose to work with me and haven’t chosen one yet.

Once we know what area of real estate investment that you will be pursuing, it will be easier to point you in the right direction.You posted in the multi-family investing forum, so I'll assume that is your chosen path.With that in mind, spend a TON of time in this forum.

At this point, I have chosen wholesaling to be my first strategy.  

@Bob Malecki - That's exactly my chosen approach.  

Whenever I have out of state friends or friends of friends from out of state planning a visit here, I am always either asked about the safety/location of a hotel they have already chosen or are thinking of choosing. 

The sellers would not look at any preemptive offers, but we came in very aggressive on our terms and while we were not the highest offer were chosen based on our terms which were AS-IS with quick close.  

He is a dear friend and although very unintelligent with financials has actively chosen to screw me over putting me in a position where i cannot get another tenant for at least a month. 2.

Each year going forward will have loan paydown and factor in the increased expenses/income assumptions chosen on inputs tab.

On the Handymen/Contractor side I do not have any recommendations for the Austin area as I have found it too expensive and have chosen to look outside in neighboring cities.
