@David Sisson I agree with your answer, I have been a maintenance Tech for 8 years and I have found I rather deal with extension cords, than a bunch of dead batteries, for my tool sets at home I buy nothing with batteries unless dirt cheep and I plan to abuse it any ways. if you plan to do a lot of work I suggest u go for Quality at the same time a Good price range because odds are you are paying for a name.

Oil tends to be more expensive so some time it can push away possible tenants, but at the same time i am not sure "heat included" rent is such a great idea b/c that could lead to tenants abusing the "free heat" 4) how do you handle care for the property (snow removal mowing the lawn) do you include it in with the tenants responsibility?

The IRS has mostly attacked people abusing the system and taking no wage.As far as your other comment, the wage limit you mentioned only applies for the social security portion of self-employment tax.
