My personal belief (just my opinion) is we’ll see a 30-60% correction in real estate in many bigger markets.I’ve invested in financial markets since 2010 (where all my wealth has come from) and majored in international macro economics so I’d say while I may not know as much about real estate as some folks, my bread and butter is financial/global markets.

It is my belief that, in the absence of gouges in the wood, regardless or what you or I believe, that will be classified as normal wear and tear if the tenant disputes it and takes you to court.

Natalie, That is generous and kind-hearted of you.My personal belief is that this is going to get much worse over the next few months and perhaps using the funds on a case by case basis (as people become sick or unemployed) and truly can't pay may benefit all parties best.
