COVID-19 has reinforced this belief of mine - those who were already stretched due to other debt REALLY felt the pinch when tenants stopped paying, or were simply unable to pay due to lack of employment.

It seems like you have a lot of limiting beliefs.

The #1 thing this posting thread has shown to me is just how pervasively people are operating and promoting their self-developed thoughts of how things are in markets, wind those up as a blanket belief of markets as a whole, decide beliefs = fact and promote as such. 

Indeed, my belief is that the recession is (technically) almost complete, since the 2020Q3 GDP results should show recovery and (plausibly) a small positive Y/Y GDP gain.

It’s my belief that the 4-Plex that’s on my radar is low risk high return.

Despite contrary belief, we close on a lot of deals sourced from the MLS. 

@Jay Hinrichs@James WiseJay, we all have lives outside of BP so I haven't yet heard from James with the information I requested from him regarding his belief that subject to somehow how falls under the category of fraud. 

And contrary to what seems to be the belief, there is quite a bit of higher income earners in the city who would love to live closer to work rather than 20-30 minutes outside the city in the burbs.The important thing is to get to know the market you want to invest in.

I have even done some work for him.My belief is that real estate investing and business in general is 20% inspiration and 80% perspiration.

I would like to preserve both options in San Diego county, but the state politicians apparently do not share my belief.
