@Dave Foster is an expert on 1031 exchanges and can give you a definitive answer.

I have family that works at Frisbee, and they tell me it is much worse than is let on by Foster's and other local media (though understandably it stops becoming news when it happens everyday).

People post all kinds of stuff online, I found out one of my tenants was fostering kittens (didn't bother to run that by me) and another had a huge dog that wasn't approved.

What @Dave Foster is indicating, I believe is that you network with folks who have self-directed IRAs to see if one might be interested in being a lender on your deal.

Let's ask @Dave Foster  if he thinks it is possible. 

I have already done all the CE SHOP through Long & Foster but, I still not feeling like I am ready to take the exam, any tips?
