It is taxed at the ordinary rates (like earned income), does not have self-employment tax (like passive income) and cannot offset passive losses from syndications.When you engage in private lending, it is possible that the interest you earn can be classified and structured differently and thus allow passive losses offset.

I believe the deductions on your equipment stem from the depreciation and from the consumption of fuel, repair parts, etc - in other words, these are things that lose some of their value with their use.The land is not deductible because it is classified as non-depreciable.

Some mid size cities have a real urban living experience downtown, but just a few miles out of there, it's totally suburban, so it's hard to classify those types of cities as they are kind of a hybrid.

Up to you on what you classify as either but for me, debt that covers itself + makes you money is good debt to me.

I now have agreement with PM that he will not charge the % anymore but he still thinks it should be classified as rental income... what is a better descriptor?
