She gets fearful before we make any large decisions/purchases and it is not uncommon for us to have a spat right before we pull the trigger on something we have BOTH been planning.Fact is, real estate is something to be taken very seriously and whenever you are taking bets with your present and future, it is quite stressful, even if it is fun at the same.

@David Having lived in a city where it is not uncommon for an intersection to have 5-6 bandit signs stuck in the ground or plastered on telephone/light poles, it is hard to fell sympathetic to cherry picked examples.

Lastly you should put a solid system in place like something shown in the Joe McCall mind map (you can find it with a google search) and be consistent, keep plugging away until you get some deals done, this can be a few weeks after you begin the mailings or a few months, neither result is uncommon.

Jonny, simu closings in CA are almost impossible, I heard of an investor on this board who claimed to have known a company that would, but never confirmed it was true (I really didn't care one way or the other as it is not something I need).As far as assignments of contract, I don't see how a title company could refuse, it is not illegal or uncommon and it happens all the time here in CA, so to answer your question, Yes, you can find many title companies who can assist in the assignment of contract.
