The house is on the market $299,900, The foundation is stone and collapsing inwards, it would need a full demo.

The biggest ticket items were the demo/ rebuild of the back end of the house & re-pouring the patio ($6k), the HVAC system (ductless mini-splits $8k), drywall & paint ($4k with materials included), and the spray foam insulation which I did on the roof and exterior walls of the building ($2,900).

Ultimately, I drew the plans, went through zoning/ permitting, demoed the existing structures on property, did all the land clearing. framed it, siding, installed all flooring, stairs, trim, stonework, storm water retention ponds & site work.

@Daniel Tisdale$600K to demo the existing property, build a new 3,000 sq ft. property with a pool, and it's worth around $2mil... and generates $20-25K per month...? 

I've had to use my chevy to pick up fringes, stoves, flooring, demo debris, and a plethora of all sorts of stuff.

Thanks for replying Joe,wholesaling doesn't sound like a bad idea, unfortunately I already started the rehab process and have completed the demo stage.

I would guess worst case you are looking 15k or so on interior remediation after demo and before rebuild, but that is just a rough guess. 

Is anyone willing to share/recommend a demo crew + a floor contractor who can fix my squeeky floors/repair sub floor/place insulation between floors/lay LVP?  

I did demo, paint, basic electrical, etc. myself on the first property.

I am also sharing with clients that they should envision what type of roommate/guest/tenant they are trying to attract, and building out the house around that demo.
