After reading some books, listening to BiggerPockets podcasts, and browsing the forums, I figured it was time to introduce myself.My name is Jack Marshall and I am 23 years old.

@Sparkle Reed Yup I agree, the skip tracing is expensive, I like the interface of the software but I see myself going to Batchleads as well. 

I haven't done any serious searches; just a quick browse when Jay brought it up.

I have a property that I'm looking to rent for $11k/month and I'm wondering if prospective tenants in this category are mostly using agents to find rentals, or if they mostly just browse Zillow. 

Mainly looking at investing in some of the potential up and coming areas between/including Ohio City and Lakewood.I have spent some time doing research and browsing older posts here, but would appreciate any advice/opinions people have!

First impressions are always the most important.Another angle to consider might be to network with local investor groups in your area and find someone who can "front" for you to interface with all those vendors, contractors, etc. and has the knowledge you lack until you can learn.
