The good pay mixed with short term job uncertainty, good schools, and lack of education fosters a rental market of 1.5%-2% rule. 

I do like the idea of letting them work their own stuff out and not getting involved and that is something I will foster, but if I have a tenant that’s violating the lease on day one and is going to cause me to lose my other tenant who pays her rent on time and gives me zero issues, best believe I’m getting involved.

Waiting for my paperwork to be processed with Long & Foster, and then will officially be licensed. 

One year during a severe drought we got a lot of skinny little lambs no-one wanted for 25c a head & fostered them out to 'city folk' to raise in their lush back yards.

@Dave Foster I was thinking the same thing about the depreciation recapture.  

Hopefully, they will tighten up that language to foster more customer trust.Meanwhile, I am super intrigued by Tenant Cloud.
