I have been investing all my spare time into tons of research and have noticed huge investment in the neighboring communities like Encino which is good for appreciation however, I observe homes selling at a slower pace than in the beginning of the year.

I took pictures of damage on all sides, cut and removed the tree limb, covered the hole with a little roofing felt and a couple of spare shingles (I drew with paint "Do not step" on the shingles), and tacked a piece of plastic over the hole in the drywall.

Many landlords have spare parts in their garage that they use to make repairs, and then they don't count the cost of the materials.As for the total return on the property, you have to also calculate in your Tax Benefits.Someone else mentioned the 2% rule.
