I took a bus tour a few times out there with the Montalongo show and Virtucci show and never saw anything that would be that nice.. but maybe we were not looking at the high end of Riverside or san Berdo... those would rival SF rents... and I have an investment in a project in Oceanside by San Deigo and we are not that high.. but I don't know much about socal.rents in Oregon are still under value but they have almost doubled in 7 years in many areas... local landlords that have owned for years are reaping the benefits..

Of course some will slip through, so if it is truly a concern, use floors that are less susceptible to animal abuse. perhaps vinyl in kitchens, avoid carpets everywhere else. remember you can hold tenant liable for damage from ESA. maybe solidify your collection process as well to ensure you collect from anyone who damages your property from an ESA.some of that may be over the top, but can all be considered.
