The only issue is there might be a small LTV restriction from most DSCR lenders for whats classified as "first time investors" - so you may max out at 75% instead of 80% LTV

I understand that you're a contributor in the classified section, but spamming the board is still quite annoying. 

I did a brief (5 seconds, literally), Google search and found this about USPAP confidentiality:  "It says “[c]onfidential information [is] information that is either…identified by the client as confidential when providing it to an appraiser and that is not available from any other source; or…classified as confidential or private by applicable law or regulation” (ibid; emphasis added).

Such a good strategy, especially because you are not classified as a “short-term” rental if the term is 30+ days.

Generally tied to the property and if it is classified as a residential property (owner-occupied or not) vs a commercial property (MFR, offices, retail, industrial, etc).

Eric-By the removal of your solicitation, I'd say starting a new post would be wise and from experience,,, I'd try classified or somewhere else.

I guess somewhere along the line the 2% rule became the .5% rule:) I would classify Metro PHX as a buyer beware.
