Marissa,By allowing pets you increase the potential pool of tenants.We allow (with limitations, no vicious breeds) pets.Get a non refundable "pet Deposit" and charge monthly "pet rent, or just increase the base rent amount.Pet lovers don't bat an eye at these charges and they tend to stay longer in my  experience.

Had a tenant in the past with a dog and needless to say, when she moved out, we had fleas and had to get the house treated.I am open to cats/dog based on adult size and breed, However, I do not accept "vicious natured animals" ex: pitbulls, rottweilers

While this is wonderful, it also breeds alot of confusion for a newbie - but I'm doing the best I can.At this point, I am most interested in "Subject To with Wrap" deals due to the low/no money down situation, with long term income from holding a note where I don't have to repair/upkeep a rental property - plus being able to help someone out of a financial jam.
