Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!

In those figures, if I'm reading them correctly, the areas that are shaded dark purple have grown about30-35 percent in the last 20 years and you're saying these are neighborhoods that you feel comfortable purchasing in because they are between 25-75% in gentrification?

Throw a dart We have tech companies, two pro football teams, a huge stadium mega dev going up, more talk about the south LA area (think around the Forum) and the purple line going in and more planned over the next 7-8 years, and we will host the Olympics in 2028.

If you're okay with average cash on cash returns but a good chance of appreciation, I would consider PG County - there is a lot of money going into the "Greater College Park" area, the FBI moving to Greenbelt, new purple line coming through, etc.

I currently live in a 3-BR apartment with two roommates in Andersonville for $495/month, and after a bit of zillowing it looks like there is at least some potential to find a three bedroom condo where I could rent out the other two rooms without much risk of increasing my out of pocket monthly expenses beyond $495.I work in Evanston and my social life is along the red/brown/purple lines, so neighborhoods I'm interested in are anywhere from Lakeview to Roger's Park.I want to plug into the Chicago RE community by actually meeting people, particularly finding an agent and connecting with people who've done this successfully before.
